  4. In a separate bowl, prepare the streusel by mixing brown sugar, cinnamon, and cold butter until crumbly.
  5. Heat a non-stick skillet over medium heat and pour 1/4 cup of batter for each pancake.
  6. Sprinkle the streusel mixture on top of the pancakes while they cook.
  7. Flip the pancakes when bubbles form on the surface and cook until golden brown.
